The Woodlands Market Update | April 18, 2022
Today I will be sharing with you our perspective on the local real estate market here in Houston, Texas, specifically a market update for the neighborhood of The Woodlands. Whether you are looking to buy, sell, or just keep an eye on the market, we look forward to being your resource.
What is happening in the real estate market in The Woodlands?
We currently have 185 homes pending, with 63 homes sold in the last two weeks, averaging a sale price of $213 a square foot. All sixty-three homes sold over asking price, with one home selling 15.4% above the listing price. What more is there to say? It was voted the number 1 place to live in the USA, and everything that hits the market sells over asking and in record time. Owning a home in The Woodlands is as close as you can get to sitting on a gold mine. Even with all that in your favor you can still make some errors. Errors that won't prevent you from selling, but they will alter your experience and profit.
The two biggest errors you can make are selling to a wholesaler like OpenDoor, and hiring an agent who isn't familiar with The Woodlands.
The first mistake - Companies like OpenDoor not only convince you to take far less than you should for your home, but they also devalue your neighborhood at the same time. Maybe you are not a fan of your neighbors and this is a hidden positive you, but most of us don't want that for our neighbors. Remember OpenDoor is not buying this for their family. They are only interested in buying from you for a little as possible and making as much profit as possible. They are house flippers, but without the remodel. When you stop and think about it, the business model is actually deplorable for most people, us included. Not because we are mad that they got a listing and we didn't. It is because they have removed the human aspect out of something that is deeply personal. When we lose this, we become callus, not only to this, but to our neighbors, our friends, our coworkers, and society as a whole.
The second mistake - As soon as you say the words, "I'm thinking of selling", you are bombarded with everyone telling you to use so and so, your second cousin in Willis, my friend down in Pearland, etc. One thing is for certain, everyone knows a "Realtor" and of course they are usually amazing. Would you hire a fishing guide from Lake Livingston to take you out on Lake Conroe? I mean you still might hook a few, but hiring a local expert is going to make the most of it. It really does matter!

What is happening in the real estate market nationally?
Mortgage rates trended higher last week as the market continued to adjust and prepare for the Fed’s May meeting. The consumer price index climbed to a fresh 40-year high while mortgage applications fell. Continuing jobless claims decreased while initial jobless claims rose higher. Retail sales climbed despite high inflation levels.

- The consumer price index rose a seasonally adjusted 1.2% month-over-month in March after rising 0.8% in February. Year-over-year, the consumer price index rose 8.5% -- again hitting a new 40-year high. Increases in prices for gas, shelter, and food were the largest contributors to overall rise. Another key factor contributing to the climb is the Russia-Ukraine conflict. The core consumer price index, stripping out food and energy, increased 0.3% monthly and 6.5% annually.
- Mortgage application submissions decreased 1.3% during the week ending 4/8, a smaller decrease than the week before. The Refinance Index fell 5% while the Purchase Index increased 1%.
- Continuing jobless claims dropped lower during the week ending 4/2, down to a level of 1.48 million. Initial jobless claims, however, increased to a level of 185,000 during the week ending 4/9.
- Retail sales increased 0.5% month-over-month in March. This is slightly lower than expected and a small pace slower than the previous month. Inflation pressures are likely affecting many consumers’ purchases.
