New Developments at Roseate Beach in West Galveston

If you've been dreaming of living on a beachfront, I’ve got some thrilling news from West Galveston. Construction on the new 160-home community, Roseate Beach, is just around the corner, with street and infrastructure work expected to start any day. Manny Mehos, a Galveston native and former bank chairman who heads Houston-based Green East Realty, just held a groundbreaking ceremony earlier this week. This community takes shape on a beautiful beachfront stretch south of FM 3005, nestled between 11 Mile and Pabst roads.

Manny mentioned they're just waiting on a few more permits for drainage and sewage, and then it's full steam ahead. For those eager to secure a spot in this promising neighborhood, lot reservations are now open with deposits of $10,000 or $20,000. Picture this: 22 elevated homes right on the beach priced at $1.2 million each, with other homes ranging from $300,000 to $600,000 depending on size and location. Plus, you can pick your builder if they stick to the community's design standards.

Construction on the community amenities will kick off shortly after the infrastructure begins. Manny expects everything from streets to utilities to be ready by the first half of 2025, with amenities following in early fall. There is a slight shift from the original timeline due to some delays in permit approvals, but things are moving forward.

Initially, the plan was for 172 homes, but they scaled back to 160 to allow for more open spaces, enhancing the entrance and community feel. This adjustment made room for things like pathways, which added to the charm and usability of the space. The community, designed by Memphis-based LRK, spans 70 acres and is divided into three sections, offering a blend of privacy and accessibility.

Section 1, on the western side, will host 117 lots and include all the juicy amenities like a resort-style pool, clubhouse, pickleball courts, fitness facilities, and more. Section 2, facing FM 3005, will feature 143 homes and might allow short-term rentals, offering flexibility depending on your lifestyle preference. Plans for the third section are still in the air, but additional parking could be included for beachgoers.

The idea here is more than just a beach getaway; it’s about creating a lifestyle where you can work from home in a serene setting with all the conveniences you need. Think of it as having two homes with a gym and community spaces, not just a place to escape to for a short while.

Manny, who previously led Houston-based Green Bank before it merged with Veritex Community Bank in 2019, acquired the land last November from a subsidiary of Naperville, Illinois-based Marquette Cos. This area, part of the old Chapoton Ranch, is seeing a lot of action with multiple developments including luxury condos and mixed-use projects planned around.

So, if you're looking to invest in a home where you can enjoy the beach and still have the comforts of a full-fledged community, Roseate Beach might just be your next move. And with the area booming, west Galveston is a community to watch!
