Master-planned Communities with Homes Under $400k in Montgomery, TX

Hello friend. Today, I wanted to share with you the best master-planned communities with homes under $400k in Montgomery, TX. To be considered for this list, you need to be master-planned and be highly desirable for one reason or another and have homes for sale under $400k. Most of these neighborhoods and communities have the best amenities around, and each one is loved for different reasons. Location with proximity to The Woodlands or major highways, which schools one zones to, and the tax rate, are the top three reasons why someone considers one neighborhood over the other. 1. Woodforest - I love the scenic views at Woodridge Forest in Montgomery, TX. This is an expansive community on a tree-lined peninsula that's surrounded by Lake Conroe. Here you'll find townhomes, condos, single-family homes, and estate-like properties, with many homes having lakefront views. There's really something for everyone here, no matter what your budget is. Outdoor life is a huge feature of this community, and it boasts a plethora of amazing amenities to be enjoyed, including multiple recreation centers, pools, children's playgrounds, miles of scenic trails, community boat ramps, nature parks, sports fields (including two lighted sports fields), and facilities (including an aquatic center). The 2023 tax rate for this community is 2.53%.

2. Bentwater - This is one of the most upscale gated communities on Lake Conroe. The 1,400-acre community features mostly large and luxurious homes with waterfront and golf course views and fabulous amenities that'll make you feel like you're on a permanent vacation. Here you can find three 18-hole golf courses as well as a golf academy, driving range, and practice greens. There's also an impressive fitness center, pool, jacuzzi, and covered wading pool for kids; nine stadium-style tennis courts; an onsite pro shop; and a stately yacht club staffed by professionals who provide a full range of boating services at its private 228-slip marina. The 2023 tax rate for Bentwateris 2.11%.

3. Walden - Walden is an expansive community on a tree-lined peninsula that's surrounded by Lake Conroe. Here you'll find townhomes, condos, single-family homes, and estate-like properties, with many homes having lakefront views. There's really something for everyone here, no matter what your budget is. Outdoor life is a huge feature of this community, and it boasts a plethora of amazing amenities to be enjoyed, including multiple recreation centers, pools, children's playgrounds, miles of scenic trails, community boat ramps, nature parks, sports fields, and facilities, and much more. Walden is one of my favorite communities for those who would like to enjoy a leisurely life on the lake in an amazing community with amazing people. There are homes in this area for people of every budget and at every stage of life. It is truly one of my favorites. I hope to own a second home here one day! The 2023 tax rate for this community is 2.59%.

4. April Sound - This is a premier country club community with gated access to Lake Conroe, its own golf course, and amazing amenities. It offers a wide spectrum of homes, including million-dollar lakefront estates and golf course view homes, condominiums, and townhomes. The community has direct access to the lake, mature trees and lush greenery, and incredible amenities like 3 different parks with children's playgrounds, a pavilion with picnic tables and grills, and a community garden for growing plants, food, and flowers. Residents also have the option of joining April Sound Country Club, where there are three 9-hole golf courses, tennis courts, a swimming pool, dining options, and more. The 2023 tax rate for this community is 2.41%.

5. Crown Ranch - Crown Ranch is a lovely gated master-planned acreage community that has a wide variety of home styles, plenty of opportunity to build, and inventory homes ready for quick move-in. The community is located on one of the most beautiful sites in Montgomery and features scenic community lakes and nature parks filled with mature trees. Residents here can enjoy volleyball and tennis courts, a children's playground, a swimming pool, and more. Crown Ranch is also next to Bluejack National Golf Course and Club! The 2023 tax rate for this community is 1.86%.

6. Pine Lake Cove - This is a fairly new community just minutes away from Lake Conroe. The new homes here are built by Meritage Homes; they have a modern mixed with traditional style, and there's still opportunity for new construction. The community is surrounded by mature shade trees and views of Lake Conroe and is in a great location near all of the fabulous lakeside restaurants on SH 105. The community is zoned for the sought-after Montgomery ISD and is near parks and entertainment. They're still working on the development of community amenities, which will feature a swimming pool, a splash pad, several pocket parks with pavilions and playgrounds, an expansive trail network connecting the parks, and an amenity center. The 2023 tax rate for this community is 3.08%.
