Invest in Texas

Hi friend! I am so excited you found our little corner of the Interwebs. Have you been thinking about investing in Texas? Are you curious where to buy a rental property in the Houston suburbs? Well today I would love to be your resource in helping you make that decision if considering Houston, Texas and its surrounding cities and suburbs. I will be sharing with you what I think are the best places to invest in the single-family real estate market.

Where to buy a (single family) rental property..

'Location location location', isn't just something one should make a top priority when purchasing a home for oneself, but also insanely important when looking for a potential rental property. I think the number one thing that drives a good location, is its proximity to the rest of the community, and what schools are zoned to that home. Below I am going to list my favorite neighborhoods to consider when purchasing a home in the north Houston suburbs.

Homes 2000s and newer:

  • Ashford Grove, Tomball, Texas: 2.85% tax rate
  • Ashford Place, Tomball, Texas: 2.85% tax rate
  • Bella Sera, Spring, Texas: 2.69% tax rate
  • Bridgestone Lakes, Spring, Texas: 2.74% tax rate
  • Champion Forest, Spring, Texas: 2.55% tax rate
  • Creekside Place, Tomball, Texas: 2.97% tax rate
  • Crossbend Village, Houston, Texas: 2.44% tax rate
  • Cypress Point Lake Estates, Cypress, Texas: 2.81% tax rate
  • Ferndale Estates, Houston, Texas: 2.23% tax rate
  • Forest Village, Spring, Texas: 2.94% tax rate (Oak Ridge High School, close to The Woodlands)
  • Louetta Park, Spring, Texas: 2.64% tax rate (newer homes, 2015)
  • Memorial Creek, Spring, Texas: 2.62% tax rate (Klein Cain High School)
  • Memorial Springs, Spring, Texas: 2.62% tax rate (Klein Cain High School)
  • Northcrest Village, Spring, Texas: 2.74% tax rate (Klein Oak High School)
  • Northern Point & Northpointe East, Tomball, Texas: 2.85% tax rate (Klein Cain High School)
  • Pinecrest Forest, Tomball, Texas: 2.85% tax rate (Klein Cain High School)
  • Rayford Ridge, Spring, Texas: 2.24% tax rate (Oak Ridge High School, close to The Woodlands)
  • Spring Terrace, Spring, Texas: 2.69% tax rate
  • Springbrook, Spring, Texas: 2.69% tax rate (Klein Oak High School)
  • Sugarberry Place, Tomball, Texas: 2.17% tax rate (Klein Cain High School)
  • White Oak Falls, Cypress, Texas: 2.61% tax rate (Cypress Falls High School)
  • Wortham Landing, Cypress (Houston), Texas: 2.44% tax rate (Cy-Fair High School)

Homes built prior to 2000:

  • Bridgestone West, Spring, Texas: 2.69% tax rate (Klein High School)
  • Champion Forest, Spring, Texas: 2.46% tax rate (Klein High School)
  • Colony Creek Village, Spring, Texas: 2.43% tax rate (Klein Cain High School)
  • Glenloch, Spring, Texas: 2.62% tax rate (Klein Cain High School)
  • Harvest Bend, Houston, Texas: 2.65% tax rate (Cypress Ridge High School)
  • Hunterwood Forest, Houston, Texas: 2.60% tax rate (Cypress Creek High School)
  • Huntwick Forest, Houston, Texas: 2.48% tax rate (Cypress Creek High School)
  • Imperial Oaks, Spring, Texas: 2.58% tax rate (Oak Ridge High School)
  • Kleinwood, Spring, Texas: 2.56 tax rate (Klein High School)
  • Lakewood Crossing, Lakewood Forest, Lakewood Glen, Lakewood Park, Houston/Cypress/Tomball Area: 2.48-2.7% tax rate (Cypress Creek High School)
  • Memorial Chase, Spring, Texas: 2.62% tax rate (Klein Cain High School)
  • Memorial Northwest, Spring, Texas: 2.42% tax rate (Klein High School)
  • Mill Ridge North, Cypress, Texas: 2.64% tax rate (Cypress Creek High School)
  • Oakwood Glen, Spring, Texas: 2.62% tax rate (Klein High School)
  • Prestonwood Forest, Houston, Texas: 2.62 tax rate (Cypress Creek High School)
  • Ravensway, Cypress, Texas: 2.7% tax rate (Cy-Fair High School)
  • Spring Creek Forest, Spring, Texas: 2.64% tax rate (Klein High School)
  • Steeplechase, Houston, Texas: 2.65% tax rate (Cypress Ridge High School)

Key factors for locating a good property:

  • Potential rental lease price / Leased price per square foot is over $1 a square foot
  • Property has a recently replaced roof and/or air conditioning unit. Property has no foundation, a/c, or roof issues.
  • Property is zoned to an award winning high school or elementary school. I focus on A and B rated schools.
  • Low tax rate or low tax assessed value.
  • Little to no carpet. Carpet in the bedrooms is okay!
  • Homes with granite counter tops and existing appliances are smart buys.
  • Avoid flooded homes, and ones within the 100-year flood plain.

If trying to pick between two homes:

How to pick one over the other..

  • A rated schools before B or C rated schools
  • Newer home over older home
  • Newer roof or newer a/c over older
  • 4 bedrooms over 3 bedrooms
  • Larger square footage over small square footage (usually)
  • Nicer backyard over plain backyard
  • Back patio over no back patio
  • Higher potential rent over lower potential rent
  • Lower tax rate over higher tax rate
  • Lower HOA fee over higher HOA fee

How to work with us?

Hi there. Jordan Schilleci here (aka "Jo"), of Jo & Co. Realty Group. Beginning in late 2019, and more seriously in mid 2020, we began creating a niche by working not only with clients relocating from out of state, but investors looking to purchase in the Houston Suburbs. And most of these investors aren't your average "investor". They are first-time, and second-time investors. Ones that still have lots of questions. And we have excitedly held their hand (a little bit), as well as paired them up with a trustworthy lender, to help make their "Investing in Texas" aka "Investing in their future" purchase.

If you too are looking to invest in Texas, we would be so excited to work with you. I keep saying "we", and that is usually me, with some behind-the-scenes  assistance from my husband, who is also a licensed REALTOR® here in Texas. We are four time home purchasers and currently have 3 investment properties in our portfolio here in the outskirts of Houston.

If you are looking for the next step, that would be to reach out to us. You can schedule a call with me by click this link: http://byjoandco.com/call or just send us an email: [email protected]. If you are super serious, you are also welcome to text. Do keep in mind we are in the central time zone, but most of our clients are on the east and west coasts, so we try to be flexible.
