Hi friend! Lately, I have had a lot of clients ask my opinion on the newer neighborhoods in Tomball, and what has been the most popular among past and current buyers. So I have decided to rank them for you here today, and share with you "The Best Neighborhoods in Tomball.. With a focus on new construction and newer communities."

The Best Neighborhoods in Tomball

1. Amira

About this neighborhood..

Amira pays tribute to a rich equestrian history that includes majestic horses and wealthy enthusiasts eager to retain the legendary animals. For years, the land that is now Amira was a ranch for elite Egyptian Arabian horses. Buyers from around the world traveled to the DeShazer Ranch where they watched from what is now The Resort at Amira as the horses were brought into a courtyard from surrounding stalls. While the paddocks are no longer in place, the show arena still serves four-legged animals — albeit much smaller ones. It is now known as Derby Dog Park. Other amenity names throughout the community also honor Amira’s equestrian
history — Pony Park, Preakness Pond and Reinwood Lake, to name a few.
The Resort at Amira is the center of community life, housing both our 7,000-square-foot clubhouse with a fitness room, children’s reading nook, kitchen, yoga studio and onsite HOA – Sterling Management. The sun-drenched courtyard offers lake views from shaded patios featuring flat-screen televisions. The gorgeous pool offers separate areas for adults and children.

2. Woodtrace

Woodtrace is a beautifully master planned community located right off Tomball Parkway 249. Embrace the lush woods of Montgomery County in the new gated community of Woodtrace, located in the Tomball area (Pinehurst, Texas). Woodtrace includes all the amenities families and individuals desire, and have come to expect from Friendswood Development Company.
Amenities in Woodtrace include a recreation center with a pool, a clubhouse, and five miles of wooded greenbelt trails. One of the highlights of the community amenities at Woodtrace is our Central Park. The park includes a natural creek, footbridges, and trails. The most stunning feature of this wooded neighborhood is the 23-acre Lake Woodtrace. 3. Creekside Park in The Woodlands

About this neighborhood..

Creekside Park has so much to offer. Not only is it the newest, but sometimes considered the coolest village of The Woodlands, with all its new shopping, movie theater, restaurant options, and one of a kind parks. You will also find beautiful hiking and biking options. You also have the luxury of being a part of The Woodlands and all of its convenience and entertainment. The schools are highly-rated schools with the elementary school(s) and middle school being onsite.  The location offers easy access Grand Parkway 99, I-45, and so much more. 
- Tomball ISD Schools
- 2.7% to 3.2% tax rate
- No HOA fee for the single family homes. Townhomes/patio homes typically have an additional fee. Along with any gated section.
- Amenities: a fitness center, connectivity.. walkability.. bikability, many ponds and lakes, a resort style swimming pool, parks and playgrounds, walking/biking paths, and so much more!
- Price point: $300k - $1.5M

4. - Lakes at Creekside

About this neighborhood..

Lakes at Creekside boasts the perfection location just south of Creekside Park in The Woodlands and north of Grand Parkway 99. A remarkably alluring master planned community, with just a little over 500 homes, a state of the art fitness center, wooded beauty, eight sparkling lakes, a resort style swimming pool, parks and playgrounds, walking/biking paths, and a recreational center. 
- Tomball ISD Schools | Timber Creek Elementary & Creekside Park Junior High
- 2.89% to 3.05% tax rate
- $1000-$1400 yearly HOA fee
- Amenities: a state of the art fitness center, wooded beauty, eight sparkling lakes, a resort style swimming pool, parks and playgrounds, walking/biking paths, and a recreational center.
- Price point: $300k - $700k

5. Wildwood at Northpointe

About this neighborhood..

Located in Tomball, Wildwood offers houses for sale in a community with a diverse array of amenities designed to satisfy residents of all ages. In addition to the wide variety of community and area attractions, residents living in these communities have a number of opportunities to get involved or just get to know their neighbors. With miles of greenbelt trails, scenic ponds and pristine common areas throughout the community, this is a neighborhood to surely consider.

If I could snap my fingers and move to any master planned community, it would be Willowcreek Ranch. With wooded home sites ranging from 1-7+ acres, a beautiful 50-acre centerpiece lake, exclusive Equestrian Center, riding trails and a beautiful Lakehouse Lodge, northwest Houston’s gated community offers a lifestyle like no other. What to know about the Texas real estate market right now..

Any "move-in ready" and near perfect home is going to go under contract the first weekend it hits the market. Inventory is higher than 2020, but demand is out pacing that inventory growth.

  1. Inventory is extremely low for the demand, but sales are up from the last two years.
  2. New construction prices have risen 1-10% in the last 60 days. To learn more, read this blog post.
  3. The good homes go under contract within 3-6 days. Especially if they are under $750k.
  4. Buying new construction or builder typically helps you avoid being up against multiple buyers.
  5. With resale, you can expect multiple offers, especially if the home is remodeled.
  6. With resale, homes under $500k are known to sell for $10k - $25k over asking price, and they sell the fastest. Sometimes $500k-$650k are fast sellers.
  7. If you are financing your home purchase, offers with 20% or greater, with no contingencies including an appraisal waiver, a shorter (limited) option period, and a quick close are your only leg up when winning compared to a cash offer.
  8. The prices are highly desirable homes are up anywhere from 10-15%, depending on location and square footage, compared to last year.
  9. You will be paying an ultimate premium to purchase a home with a pool.
  10. Working with a local lender and experienced real estate agent is key!
