Hi friend! Lately, I have had a lot of clients ask my opinion on the newer neighborhoods in Tomball, and what has been the most popular among past and current buyers. So I have decided to rank them for you here today, and share with you "The Best Neighborhoods in Tomball.. With a focus on new construction and newer communities."
The Best Neighborhoods in Tomball
Amira pays tribute to a rich equestrian history that includes majestic horses and wealthy enthusiasts eager to retain the legendary animals. For years, the land that is now Amira was a ranch for elite Egyptian Arabian horses. Buyers from around the world traveled to the DeShazer Ranch where they watched from what is now The Resort at Amira as the horses were brought into a courtyard from surrounding stalls. While the paddocks are no longer in place, the show arena still serves four-legged animals — albeit much smaller ones. It is now known as Derby Dog Park. Other amenity names throughout the community also honor Amira’s equestrian
history — Pony Park, Preakness Pond and Reinwood Lake, to name a few.

What to know about the Texas real estate market right now..
Any "move-in ready" and near perfect home is going to go under contract the first weekend it hits the market. Inventory is higher than 2020, but demand is out pacing that inventory growth.
- Inventory is extremely low for the demand, but sales are up from the last two years.
- New construction prices have risen 1-10% in the last 60 days. To learn more, read this blog post.
- The good homes go under contract within 3-6 days. Especially if they are under $750k.
- Buying new construction or builder typically helps you avoid being up against multiple buyers.
- With resale, you can expect multiple offers, especially if the home is remodeled.
- With resale, homes under $500k are known to sell for $10k - $25k over asking price, and they sell the fastest. Sometimes $500k-$650k are fast sellers.
- If you are financing your home purchase, offers with 20% or greater, with no contingencies including an appraisal waiver, a shorter (limited) option period, and a quick close are your only leg up when winning compared to a cash offer.
- The prices are highly desirable homes are up anywhere from 10-15%, depending on location and square footage, compared to last year.
- You will be paying an ultimate premium to purchase a home with a pool.
- Working with a local lender and experienced real estate agent is key!
