Best Neighborhood in Sugar Land TX to Avoid Flooding

(If you are trying to avoid living in a flood-zone, here is my list of popular neighborhoods in Sugar Land that are not in a 100 year or 500 year flood zone. Keep in mind that some neighborhoods might have a small portion in a flood zone).

Avalon at Riverstone community is part of the immaculate 4,000-acre Riverstone master plan located in the heart of Fort Bend County. The amenities here include multiple swimming pools and waterparks, 17-acre recreational complex with well-appointed clubhouse, tennis courts, 200+ acres of lakes, many offering fishing and paddle-boating, an extensive trail network, numerous parks plus plenty of open space and greenery, 3.5-acre dog park, modern fitness center with trainer,& more!

Sugar Land Memorial Park encompasses 150 acres along the Brazos River and 2.5 miles of walking and biking trails, including the South Meadow Loop and the Justin P. Brindley Trail, for mountain biking enthusiasts.

Sugar Land Town Square is a 186-acre, gated community located along U.S. Highway 59 and State Highway 6. It is surrounded by restaurants, shopping, medical center and many popular amenities. Sugar Creek is a master-planned community in Sugar Land, close to Beltway 8 and just north of HWY 6. The community has a fitness center, a Junior Olympic-sized pool, and lit tennis courts and more amenities.

One thing that makes Sugar Land so beautiful are all of the waterways and water features. This caters into creating flood zones. Not every home in a flood zone flooded. The best way to avoid purchasing a home that floods in the future is to not buy a flooded home. Every home that is for sale (actively for sale on the mls) has a document uploaded with it, that I can share with you, called the seller's disclosure. On this document the seller must disclose if the home has ever flooded or not. That is the best tool in deciding if the home, if in a flood zone, is a good purchase or not.

Avalon at Riverstone is located in the heart of Fort Bend County, with easy access to U.S. 59 and Highways 6. The community offers a variety of amenities, including a massive pool with slide, lakes, tennis courts, walking trails and parks.

Clements Crossing is an upscale neighborhood in Sugar Land, Texas. It is a short drive from the Sugar Land Towne Square shopping mall, as well as many other entertainment and dining options. The neighborhood offers amenities including a walking trail and park.
