Best First Time Home Buyer Neighborhoods in Spring Texas

Good day friend! This weekend I had the pleasure of taking a family of first time home buyers "out on the town"... Lol. I even vlogged it (it will go live tomorrow), so feel free to check that out and "ride shotgun" with me, as one client put it once. But this sparked the idea (my eyes were really reopened to how hard it is to be a first time home buyer right now). Most of my clients (May 2022), have taken a break from house hunting due to the increased interest rates, so I haven't been in the under $400k market for a month. And I am not lying when the real estate market can change in a blink of an eye. The under $400k market is so different in comparison to weeks, months, and years ago.

Anywho, what we are diving into today (sorry for the tangent), is a new series, and today I am featuring Spring Texas. So I am answering the question, "What are the best first time home buyer neighborhoods or communities in Spring Texas?"

(If the learn more link doesn't work, we haven't created those blog posts yet. And there are two constants I considered when making this list: there had to be a community pool and the schools had to be A/B rated.) 

Bridgestone | Tax rate: 2.64%

  • The amenities include especially if you are a sports lover, as the Klein Collins Athletic Fields and Tennis Courts are located just minutes away from most homes in Bridgestone. The community offers a recreation area with a playground, pool, tennis courts, gazebo and meeting room. Large oak trees enhance this community to help create a nature-inspired environment.

Candlelight Hills | Tax rate: 2.12%

  • The amenities include a swimming pool, tennis courts, playground area, picnic tables, and clubhouse. Also, this heavily wooded place has a great clubhouse, an amazing children’s playground, walking trails, and picnic areas that you can find nestled in the woods.

Colony Creek | Tax rate: 2.33%

  • The amenities features a rental clubhouse with a fully equipped kitchen , two lighted tennis courts, a sand volleyball court, a fun interactive park and playground, a library, miles of scenic nature-filled walking paths, and a swimming pool with a baby pool. Colony Creek also features amazing nearby amenities! Colony Creek is near numerous parks and recreation including Donald R. Collins Park and Meyer Park. Donald R. Collins Park hosts softball tournaments on the weekends!

Cypresswood | Tax rate: 2.46%

  • The amenities include two clubhouses with exclusive facilities, which are available for rental for private parties and such other events. Cypresswood also features two swimming pool, a pavilion, two playgrounds for children, ten tennis courts, as well as several parks with walking trails. Another benefit to mention is that Cypresswood hosts special events to celebrate different holidays throughout the year, such as the 4th of July Celebration, Easter children gathering and Breakfast with Santa.

Dove Meadows | Tax rate: 2.80%

  • The amenities include a pool, park, and lighted tennis courts. Award-winning Klein Schools. Convenient location close to I-45, the GP, HTR, and the Woodlands with its restaurants and entertainment venues. There are many well known restaurants, shopping and eateries nearby. Also, area never flooded.

Enchanted Oaks | Tax rate: 2.48%

  • The amenities include a public pool and tennis court. There are two lakes nearby that are catch and release fishing with walking trails. Enchanted Oaks is also zoned to Klein Independent School District, which means it’s residents and their children can enjoy a great education with low school taxes. There are also several major retail centers just a mile away and a major mall just a few minutes north. There are hundreds of restaurants and retail establishments within a 10 minute drive.

Fox Run | Tax rate: 2.82%

  • The amenities include a community clubhouse, playground and a community pool. Next to the pool house, they have a quarter-mile walking / jogging path. In addition to that, the area features a splash pad and three large umbrellas to add shade. The splash pad has a bucket drop, a fire hydrant shooting water in all directions and a water tunnel to run through.

Glenloch | Tax rate: 2.50%

  • The amenities include wimming pool, tennis courts, a fun interactive park and playground, nature-filled walking paths, and more. It also features amazing nearby amenities like numerous parks and recreation including Donald R. Collins Park and Meyer Park. Donald R. Collins Park hosts softball tournaments on the weekends!

Imperial Oaks | Tax rate: 2.48%

  • The amenities include laygrounds, pools, splash pads, fitness centers, and gathering rooms. There’s many different winding trails throughout the community, ponds & water features, sports fields, and lots of picnic areas. Children also have the option of joining the neighborhood swim team.

Londonderry | Tax rate: 2.83%

  • The amenities include an Olympic size swimming pool, playground, tennis courts and a small pond behind the clubhouse. This is home to the Londonderry Lightning Bolt swim team. They are the 2007 C-5 Division Champions. The local park is Burroughs Park. Burroughs Park has a lush landscape, winding trails, and lakefront views at this 320-acre splendid park in Tomball. Amenities at this facility include sports fields, a seven-acre fishing lake, five playgrounds, over eight miles of nature trails, picnic areas, an observation deck and boardwalk, rest room facilities, a dog park, and an award-winning barbeque pavilion that seats over 250 people.

Memorial Chase | Tax rate: 2.50%

  • The amenities include features amazing amenities for their residents! They features a swimming pool, playground, walking trails and more. Memorial Chase also features amazing nearby amenities! Such as numerous parks and recreation including Donald R. Collins Park and Meyer Park. Donald R. Collins Park hosts softball tournaments on the weekends!

Oakwood Glen | Tax rate: 2.51%

  • The amenities include park with playgrounds for children, Tennis court, basketball court and a swimming pool. There is also a community clubhouse available to rent on special occasions, such as neighborhood events and birthday parties. You will also find supermarkets, stores and restaurants near Oakwood Glen, all of them located at a convenient distance from your home.

Spring Trails | Tax rate: 2.61%

  • The amenities include a 10 mile hike & bike nature trail system running all throughout the neighborhood, multiple different pools & club houses, playgrounds, and basketball & tennis courts

Terranova / Terranova West | Tax rate: 2.71%

  • The amenities include a spectacular views of the surrounding areas and a recreational community owned park that includes several sand volleyball courts and soccer fields. There’s also an exercise station, so residents can keep their body and mind in tip top shape. You can also enjoy a nice swim at the pool with swimming pool slides as well as a clubhouse and basketball court.

Here is a break down of all the neighborhoods here that have been the most popular among my buyers in Spring and Klein ISD. Do keep in mind this blog post is from 2019, so the prices have changed drastically.
