Ask Me How | I sold a house with no showings, no option period to a cash buyer with a 2 week close.

Oh boy, do I have a story for you. A story, that seems too good to be true, and for the last 14 days, I couldn't believe it was happening. My marketing, my coming soon campaign, sold a house in East Shore for 10% over asking price with no showings and no option period to a cash buyer and a 2 week close.

Let me start from the beginning. I was given the opportunity to represent a beautiful couple in the purchase of an acreage property in Magnolia, Texas. I got them under contract after being up against multiple offers, but we finished on top. Then they needed to sell their current home in East Shore. I visited their home multiple times to get it show ready. I scheduled the best photographers in town, and pulled out all the stops by purchasing the most expensive multi-media package (property websites, floor plans, videos, 3d content, drone photography, and more) the photographer (also videographer) offered. I even shot a walk through on my little iPhone.

I marketed the poo out of this property: from Facebook, to YouTube, to advertised posts, to a handful of "in-betweens'. I made the sell of this property my top priority, and treated it like my first born. I even shared it with a few of my colleagues, who told me it was over-priced.

I took their advice, because they are older and wiser than I, and I dropped the anticipated list price from $1.85M to $1.75M. Fast forward that offer in hand, we sold for 10% over asking price, which was $1,925,000. Wow. Wow. Wow.

We pulled out all the stops for this listing, but I still have a few tricks up my sleeve that I hope to perform on our next listing. (Two items we didn't get to follow through on are an epic open house and a mind blowing marketing brochure.) Will it be your home or your neighbors that we sell next? And yes, the neighbors of East Shore are probably thanking me for raising their property values overnight.
